MPAC Reassessment

  • Assessments are done every 4 years and are phased in over 4 years.  Decreases, however, are done immediately and are not phased in.
  • The amount of the increase is not as important as how it compares to the average for the municipality - if it is higher or lower, then the proportionate share of property taxes will increase or decrease.  The average residential assessment increase for Newmarket is 22.02% (5.40% is the average phase-in for 2013)
  • The assessment value should be an approximation of how much the property would have sold for on January 1, 2012
  • MPAC assesses just under 5 million properties - they do not inspect each one and use standardized methods and formulae - assessments will not be perfect, but they should be reasonable
  • Town staff can provide the forms for a Request for Reconsideration (they are also on the MPAC website), which is the first step in the appeal process, but MPAC administers them
  • Property owners can come to the Town office to look up assessment values on other Newmarket properties

 2013 Tax Due Dates:

  • Thursday, February 21, 2013
  • Thursday, March 21, 2013
  • Thursday, April 18, 2013

You can pay your taxes by cash, cheque, telephone/on-line banking, post-dated cheque, direct debit or pre-authorized payment.  For 2013, all unpaid taxes will be charged an interest charge of 1.25 percent per month. This charge will be added on the first day of each calendar month in which the default continues.

Please Note: Credit cards will not be accepted for payment of Property Tax. You may pay your property taxes at Customer Service by cash, cheque or Interac direct debit. Please note that we only accept Canadian currency.

The Town of Newmarket offers three pre-authorized payment plans:

  • Plan #1 - Monthly budget payments
  • Plan #2 - Instalment payments. You may enroll in the installment payment plan at any time.
  • Plan #3 - Arrears plan. You may enroll at any time.

Payment plans help property owners save the cost of postage or special trips and line-ups to pay your tax bills. Property owners also avoid late payment charges or missed due dates. For further information, contact the Customer Service Centre at 905-895-5193.
