Pre-Consultation for Planning Proposals, Applications & Fees
Pre-consultation
Applicants are required to pre-consult (Bylaw 2007-46) with the Planning Department by appointment before they file an application. This will help ensure that both the applicant and the Town have a clear understanding of the purpose of the application and that appropriate studies are provided to support the application where required. Such a meeting also helps the applicant understand the administration of the planning process in Newmarket. To make an appointment, please contact the Planning Department at 905-895-5193.
Planning Department applications and fees
Applications must be received in full, including the application form, fees and drawings prior to processing by the Town of Newmarket.
Site Plan Applications are reviewed by the Site Plan Review Committee, then proceed to Committee of the Whole. You can download a copy of the Town's Site Plan Review Process Manual by clicking the following link.
Sections 22(5), 34(10.2) and 51(18) of the Planning Act provides that Council may require a person or public body that requests an amendment to the Town's Official Plan or zoning bylaw, or has applied for subdivision approval, to provide any other information or material that Council considers it may need. To be considered a complete application under the Planning Act, specific documentation, information and/or reports are required with the submission of a completed application form and the receipt of applicable fees for Official Plan Amendment, Zoning Bylaw Amendment or Draft Plan of Subdivision approval. This inofrmation will be determined at the pre-consultation meeting.
Drawings are required for presentation purposes where the application comes before Committee of the Whole and any required Public Meeting. Coloured Renderings and other visual aids may also be of assistance. All drawings for presentation purposes are to be on 8 " by 11" mylar or paper.
